Thoughts, insights, and ideas from our world of design, craftsmanship, and execution.
There is a particular kind of regret familiar to anyone who has managed a workspace for a few years. The fit-out that came in well under the others, the one that looked like a clever saving at the time, starts to come apart. Edges chip. Joints open up. A finish that is photographed beautifully looks tired within a season. Doors stop sitting square. And slowly the savings reverse, paid back with interest in repairs, disruption and the cost of doing parts of the job a second time.
“Smart use of space and investment” is one of those phrases everyone nods along to and few define. It is worth being precise, because the lazy reading smart means cheap is the one that quietly costs companies the most. A genuinely smart fit-out is not the one with the lowest quote. It is the one that returns the most value for what was spent, across the years the space is actually used. Those are very different targets, and confusing them is how organisations end up paying twice.
Walk into enough offices and you learn to read them within the first minute. Not from the values painted on the wall those are usually the least reliable signal in the building but from everything around them. Where the leadership sits and whether you can see them. Whether a visitor is greeted or processed. Whether the good light and the good space went to the people who do the work or to the cabins that sit empty.
Well-Being by Design Not as an Afterthought Workplace DNA Somewhere along the way, workplace well-being got reduced to a room. A meditation corner here, a nap pod there, a wall of succulents near reception for the photographs. These are pleasant additions, and there is nothing wrong with them. But treating well-being as something you bolt […]
Design the Office Around How Your Teams Actually Work Workplace DNA Most office layouts are quietly built around the org chart. The leadership cabins go to one side, departments get carved into rows, and everyone is assigned a desk whether or not they spend their day at it. It is a tidy way to plan […]
People and Performance, Together: Rethinking the Office Trade-Off Workplace DNA For a long time, workplace design carried a quiet assumption: you could look after your people, or you could push for output, and somewhere in the middle you had to choose. Breakout space was counted as desks you didn’t build. A quiet room read as […]

India’s smart building market was valued at $12.5 billion in 2024 and is projected to reach $109 billion by 2033 growing at a 24% CAGR. That trajectory is not speculative: it is being driven by concrete forces. GCCs signing net-zero commitments, BEE energy-performance mandates, and the Smart Cities Mission are combining to make intelligent building infrastructure a non-negotiable requirement for Grade-A commercial assets.
India’s outdoor air quality crisis is well-documented. What is less discussed is that Indian indoor air in homes, offices, and commercial spaces finished with conventional paints, adhesives, and furniture can be significantly worse. As awareness grows, low-VOC specification is transitioning from a premium option to a baseline expectation.
India’s rapidly urbanising workforce is spending more time indoors than any previous generation, in cities where outdoor air quality is often dangerous and green space is scarce. Biophilic design is no longer a luxury aesthetic it is a compensatory health strategy, and a measurable talent retention tool.
India generates between 150 and 500 million tonnes of construction and demolition waste annually and recycles less than 1% of it. That scale of waste from a sector growing at 11% per year is no longer environmentally or legally tolerable. In 2025, it became a matter of policy.
India’s office market absorbed a record 83.1 million sq ft in 2025 a third consecutive all-time high. The tenants driving that demand are increasingly unwilling to compromise on workplace wellness. But for most Indian organisations, formal WELL certification remains financially out of reach. The smarter play: design to WELL principles without paying for the badge.
India is set to double its entire built floor area by 2050. That is an unprecedented volume of cement, steel, and glass, each kilogram carrying a carbon cost that is locked in before a building opens its doors. The industry can no longer treat embodied carbon as a footnote.
